What is your return/refund policy?
We offer a satisfaction guarantee on all our floor plans. If you are not completely satisfied with your purchase, simply contact us within 30 days, and we will refund your money or work with you to make the necessary changes to your plan. Click here for more information.
What do I get when I order the plans?
The plans come with the following drawings in each set: Cover Sheet with Ohio Code Notes, Foundation Plan, Floor Plan(s), Exterior Elevations, Building Section(s), Roof Plan, Building Details, and Basic Electric Plans. You also get a plan release letter giving you the rights to build the house one time and to work with a local professional designer/architect and/or engineer to update the plans as needed for your site conditions, code requirements, engineering requirements, and to update the design of the house if you do not select to make the changes to the plans with PHP. Any structure shown on the plans will need to be reviewed by a local structural engineer to ensure it meets your local requirements as we cannot guarantee that it will work in your area and structural review is not included as part of the purchase of the plans or part of the customization process.
Are the plans stamped and/or engineered?
They are not stamped by an architect or engineer. This must be done by a licensed architect and/or engineer in your state and the plans are then updated by that architect and/or engineer with their notes to meet current requirements in your area. Our plans are drawn to Ohio code standards and any structural items on the plans will need to be verified that it works in your area, even if you are building in Ohio, as every site is different.
What code are your plans designed to?
They are designed to the State of Ohio’s 2019 RCO. A local professional designer, architect, and/or engineer may need to update your plans with the local code information for permits.
Do I get floor joist and truss drawings with the plan?
All our plans are designed to use engineered floor joists and trusses. The drawings for the engineered floor joists and trusses are to be supplied by the local lumber company that you and your builder choose.
If I pay for custom changes to the plans, does it include engineering?
This service does not include engineering since it is best for a local engineer in your area to review the plans and add the structural requirements needed for your plan with your custom changes. We will do our best to show structural elements on the plans to help with planning and conveying what is needed to build the change.
